Northwest one Northwest One, located in Ward 6, is the first project of the District of Columbia’s New Communities Initiative. As the lead developer, William C. Smith & Co. is partnering with The Warrenton Group, the Community Preservation and Development Corporation and the Jair Lynch Companies to complete the proposed $700 million development that will result in the production of more than 1,600 new units of housing– apartments, condos and townhouses - priced for buyers and renters at all income levels; a 21,000 square foot health clinic; 40,000 square feet of retail and 250,000 square feet of office space. WCS Development is currently planning the development of the first building on the west side of North Capitol Street between M and Patterson Street with construction scheduled to commence during the second quarter of 2010.
