Description

Description


Responsibilities include maintaining the security of units and the property by ensuring building and apartment doors are locked are secured when work is completed; picking up work tickets in the office and performs the maintenance and repair tasks as specified; maintaining the required property uniform and assuring the professional appearance and attitude at all times; be courteous, helpful, and neat when working in occupied apartment units; completing and submitting work tickets on time and upon completion, including a legible written description of what was done, what supplies used, further work and materials needed, date of completion and signature; assisting in completion of preventative maintenance schedules of equipment and operating systems; assisting in maintaining the inventory of tools, equipment and supplies; notifying the manager of needed maintenance and repair on the property; keeping workshops, storerooms, boiler rooms and utility rooms in a clean and orderly condition; assisting in readying vacant apartments for leasing; assisting in snow removal at property as required; immediately reports any work related injuries to the Manager; assumes responsibility for after hour emergencies (on-call) at the direction of the manager; be aware of and operate within OSHA (Occupational Safety & Health Act) standards and WCS safety/material policies at all times; and performs all other duties as assigned.

Requirements


Must have demonstrated knowledge of basic maintenance and repair and the tools and equipment used in performing it. Knowledge of maintenance and repair tasks, tools and equipment in any of the following areas, as required: plumbing, electricity, HVAC, locks carpentry, painting, and landscaping and plant care; ability to read, write and speak English sufficiently to process and discuss work tickets correctly. Multi-lingual (Spanish) desired. High school diploma or equivalent desired; 3-5 years experience in residential property maintenance. Description


Job Summary:
This position functions as a Ceramic Tile Setter and performs skilled work involving maintenance, installation and repair of all tiled surfaces. Reports To:
Director, NW Shop
Primary Duties and Responsibilities:  (essential job functions)
  • Able to install ceramic wall and floor tile,
  • Make repairs to damaged walls and floors, and
  • Able to grout the walls and floors.  
  • Caulks, putties, cements and plasters holes and cracks.
  • Erects and uses ladders, scaffolding, spray gun or other applicators.
  • Cleans and stores tools and equipment and clean work sites.
  • Report needs for carpentry repair.
  • Remove spattered paint after a job description is complete.
  • Clean, and care for brushes, spray guns, and all other assigned equipment
  • Performs related duties as needed or assigned.

Requirements


Knowledge/Skills & Abilities:
  • Knowledge of industrial applications and appropriate coating for metal and structures exposed to adverse weather and moisture conditions.
  • Knowledge of practices, tools, equipment and techniques associated with tiling trades.
  • Knowledge of standard hand and power tools and equipment used in tiling activities; ability to use and operate hand and power tools as needed in a safe, efficient manner.
  • Knowledge of safety standards/precautions pertaining to tiling and ability to read and follow MSDS recommendation and requirements.
  • Ability to work while wearing required personal safety equipment which includes gloves, hardhat, safety glasses, and steel toe boots.

This position functions as a Laborer and performs work involving removal of debris and the upkeep of maintenance shops. Reports To:

Primary Duties and Responsibilities:  (essential job functions)
  • Manually move debris, bulk trash, or other materials or perform other unskilled general labor.
  • Responsible for the daily upkeep of common areas and property buildings.
  • Responsible for the testing of emergency and common area lighting and notify management when maintenance is required.
  • Responsible for snow removal and applying ice melt on sidewalks, steps, driveways and parking areas of the property.
  • Responsible for the care, maintenance and inventory of all janitorial supplies owned by the property.
  • Report maintenance needs to supervisor or maintenance department.
  • Be aware of and operate within OSHA (Occupation Safety & Health Act) standards.

Description


Job Summary:
Responsible for the accurate and timely preparation of monthly financial statements for each rental or condo/coop property in the assigned portfolio.  Reports To:
VP and Controller, Property Management
Primary Duties and Responsibilities:  (essential job functions)
    • Performs analytical procedures applied to financial data for each general ledger account of all assigned properties on a monthly basis and coordinates with community, property, and asset managers on performance, variances (positive or negative trends) and problems.
    • Responsible for tracking cash flow activity for each property in the assigned portfolio and for preparing bank account reconciliations for all property accounts.
    • Responsible for the accurate and timely preparation of required reports, including monthly or quarterly reports to owners, lenders, regulatory agencies and other investors.
    • Responsible for the preparation of annual and quarterly audit packages for all assigned properties to assist with audits, reviews, compilations and tax return preparation.
    • Act as liaison to external auditors during on site audits, as well as preparation of fixed asset schedules and input of adjusting journal entries prepared by the tax preparer or auditor.
    • Analysis of escrow accounts (tax and insurance), loan amortization and replacement reserve activity of each assigned property as needed.
    • Assists community managers, property managers and asset managers with budget preparation, financial statement review, and other support as assigned.
    • Reconciliation of corporate pooled bank accounts on a monthly basis, as well as analysis of bank services.
    • Preparation of local and federal personal property tax returns, income and expense reports and other jurisdictional tax filings as assigned by the Controller.
    • Prepare analysis on requested items and meet with owners, lenders, and other investors as assigned by the Controller.
    • Other duties as requested, directed or assigned by the VP & Controller, President, and Senior Vice President.

Requirements


Knowledge/Skills & Abilities:
  • Thorough knowledge of general accounting plus the application of general accounting theory. 
  • Knowledge of Commercial Leasing and Triple Net Revenue.
  • Duties require broad conceptual judgment, initiative and ability to deal with complex accounting issues. 
  • Must be proficient in MS Word and Excel software packages. 
  • Knowledge of Jenark preferred but not required.
  • Excellent verbal and written communication skills. 
Education/Experience: Bachelor’s Degree in Accounting or related study, plus three to five years of accounting experience, or equivalent combination of education/experience.  Experience in a property management firm preferred.  CPA or CPA candidate preferred, but not required
