Established
in 1991, WCS Mortgage provides mortgage banking services for properties
owned by William C. Smith & Co., its principals and subsidiaries,
as well as for third party owners in metropolitan Washington.
WCS Mortgage structures financing for the acquisition, refinancing and redevelopment
of apartment communities, hotels and commercial properties. The group utilizes
the loan programs from Fannie Mae (DUS), regional banks (Bank of America, SunTrust,
Citibank, BB&T and others), Freddie Mac, and District of Columbia government
agencies, including Low Income Housing Tax Credits for affordable multifamily
housing. The Fannie Mae (DUS) financing is structured in partnership with Green
Park Financial.
WCS Mortgage has arranged financing for over 60 properties including multifamily
housing communities with over 5,000 units, two hotels with over 350 suites, commercial
properties with over 300,000 square feet and a child development center. Representative
transactions include the acquisition, renovation and/or permanent financing for
1401 Sheridan Street (38 units), Worthington Woods (394 LIHTC units), The Shawmut
(72 units), all located in Washington; Centerpoint Apartments in Baltimore (394
Units ‚ $45,000,000 Green Park Financial/Fannie Mae Forward Commitment); and
the Tremont Plaza and Tremont Park Hotels in Baltimore (303 and 58 suites).
